What to ask before buying a home

Marietta, Georgia, has some of the most beautiful turn-of-the-century homes on the market. In a town that is so rich in history, the ability to buy a classic, old home is something that some people just can’t pass up. However, there are a few questions you should always ask before buying an old home.

How is the home wired?

Homes that were built between 1880 and 1930 were wired with knob and tube wiring. Essentially, copper wiring runs through porcelain tubes to provide electricity through the home. The issue with this type of electrical wiring is primarily found in the fact that it can become loose over time, presenting the possibility for a loss of power or a fire.

How is the foundation?

It does not matter how beautiful the home is if the foundation is in poor condition. While all homes settle over time, the presence of vertical cracks typically indicates a much more severe issue. If the basement walls have vertical cracks, the home may be sinking in certain areas, which can lead to expensive issues if they can be fixed at all.

What type of plumbing does the house have?

Just like electrical work, plumbing has come a long way over the last several decades. If the home you’re looking at has old, cast-iron plumbing, then you may experience a host of issues. Rust that forms on the inside of your pipes can lead to clogged drains, foul-tasting water and discolored laundry.

If the home you are buying has any of these issues, you can put contingencies in your offer to purchase that makes the seller responsible for upgrading the issues. Working with an attorney who is familiar with real estate law may help ensure that any issues are rectified.
